Gibbs is betting on reinvention in the face of America's oldest-ever housing stock – with the typical owner-occupied home now 42 years old.

RANCHO MIRAGE, Calif. - EntSun -- The National Association of Home Builders reported in March 2026 that the median owner-occupied U.S. home is now 42 years old, and nearly 47% were built before 1980.
Andy Gibbs just bought one of them.
The 72-year-old architectural engineer, inventor and remodeling veteran purchased a near-original 1985 home at Mission Hills Country Club, a premier Rancho Mirage golf community representative of a broader reality: many desirable American neighborhoods are filled with homes now four decades old or more.
Gibbs' rule: "Buy the location, not the house."
He paid $386,000 while modestly updated comparables have recently sold around $650,000.
"$386K gives me more than $250,000 of remodeling headroom before I grab a hammer," Gibbs said.
And he plans to completely rebuild it.

Gibbs' year-long Back Nine™ project will be documented from acquisition through completion. The 2,024-square-foot home will be re-engineered from structure to systems: major exterior openings, rebuilt kitchen and baths, new doors and windows, redesigned living areas, updated electrical and lighting, solar, battery storage and contemporary technology.
Outside, a new desert living environment will include a large pergola, outdoor kitchen, entertainment areas, hardscape and xeriscape landscaping. The outdoor living area alone expands useful living space by roughly one-third of the home's original interior area.
The project also tests a quieter question: how two active owners in their 70s can design for another 20 years without creating an obvious "aging-in-place" house.

The HGTV Gap
Back Nine is not the glossy transformation popularized by HGTV, where weeks or months of disruption collapse into dramatic scenes and a reveal.
A whole-home reconstruction does not happen between two commercial breaks.
Andy and Paula Gibbs will live in the house throughout the rebuild and document what renovation television and lifestyle features often leave out: dust, noise, contracts, pets in a construction zone, temporary kitchens, sequencing problems, hidden conditions, delays, supplier problems, failed assumptions, changing decisions, mistakes, change orders and budget overruns.
They will show what went wrong, what cost more than expected, what they would do differently—and which products and construction decisions actually worked.
There will be no leap from demolition day to the reveal.
Gibbs will perform the lion's share of the demolition and construction himself. A lifelong builder who believes life must have purpose, he jokes to Paula, the household fitness devotee: "Why go to the gym when I have a house to rebuild?"
