CrownPoint Partners Closes $7.15 Million Dental Portfolio Across Michigan and Ohio

AKRON, Ohio - EntSun -- CrownPoint Partners announced the successful closing of a $7.15 million dental portfolio transaction across Michigan and Ohio.  CrownPoint represented both the Buyer and Seller in a strategic multi-property sale-leaseback. The transaction included dental facilities in Howell, Southfield, Elyria and Akron.

The Seller, a Michigan-based dental operator, utilized the sale-leaseback to monetize its newly acquired real estate while retaining long-term occupancy rights. This strategy freed capital for planned renovations, facility improvements, and continued growth across its dental practice portfolio.

The properties were acquired by an Ohio-based private real estate investor. The new absolute net leases feature a 15-year base term, 2% annual rent increases, and no landlord responsibilities.  Additionally, the leases are supported by a corporate guarantee from a dental support organization, providing the Buyer with long-term rental income.

The portfolio transaction required coordination across multiple properties and two states. By aligning the Seller's capital objectives with the Buyer's investment strategy, CrownPoint successfully facilitated the closing of four dental assets as part of a larger portfolio transaction.
