Medro Advisors: Prepare for Higher Rates Through 2027

Capital planning guidance addresses maturing loans, working capital and private financing alternatives

MIAMI - EntSun -- MIAMI, FL – Medro Advisors is encouraging business owners and real estate investors to prepare financing plans that work without depending on near-term interest-rate declines.

Loan maturities, payroll obligations and acquisition deadlines do not move simply because owners expect borrowing costs to fall. Preparing earlier can give owners more time to evaluate refinancing, liquidity and ownership alternatives.

The Federal Reserve's September 2026 Summary of Economic Projections showed a median projected federal funds rate of 4.1% at year-end 2026 and 2027. These conditional projections support planning for continued financing pressure rather than assuming rate relief will arrive before a funding deadline.

Actual borrowing costs also depend on market benchmarks, lender pricing, collateral, repayment capacity and loan structure. A future policy-rate reduction would not automatically resolve a refinancing shortfall or make a transaction affordable.

For commercial real estate owners, Medro recommends reviewing maturity dates, extension provisions, current property cash flow and realistic refinancing proceeds. If replacement financing may not cover the existing balance, owners should examine the gap before deadlines narrow their choices. Potential approaches include refinancing, additional equity, recapitalization, negotiated extensions or a sale. Some owners may choose to exit rather than contribute more capital, creating acquisition opportunities for buyers with a workable financing plan.

For operating businesses, the priority is matching capital to a defined need and repayment source. A temporary receivables delay, seasonal inventory requirement and continuing operating loss call for different solutions. A weekly cash-flow review can clarify both the amount needed and the payment burden the business can support.

Private capital may warrant consideration when conventional financing does not fit a transaction's timing, collateral or structure. Availability alone is not enough. Owners should compare net proceeds, total repayment, fees, payment frequency, security requirements and the exit strategy.

The objective is not to predict the next rate decision. It is to preserve workable choices if financing remains expensive through 2027.
