FlexMLS data shows 60 sales above $1.5 million through July as overall Fountain Hills, AZ closings and dollar volume also increase year to date
FOUNTAIN HILLS, Ariz. - EntSun -- Is the Fountain Hills, AZ single-family market cooling, or does July's lower median leave out part of the story?
Fountain Hills, AZ single-family activity strengthened year to date in 2026 even though July's median sale price declined from a year earlier. Through July, overall closings increased 13.1%, dollar volume rose 25.4%, and sales above $1.5 million increased 57.9%.
An analysis of FlexMLS data by Lisa Murray, Global Real Estate Advisor with Russ Lyon Sotheby's International Realty, found 60 Fountain Hills, AZ single-family closings above $1.5 million from January through July 2026, compared with 38 during the same period in 2025.
The broader market also recorded 276 closings through July, up from 244 during the comparable 2025 period. Year-to-date dollar volume reached $328.0 million, compared with $261.6 million, while the median sale price increased 3.1% to $897,654 from $871,000.

July alone told a different story. The month recorded 28 closings, up 40.0% from 20 in July 2025, while the median sale price fell 10.7% to $772,250 from $864,950.
The figures do not establish a cause for the lower July median. Instead, they show why buyers and sellers should consider the time period and market segment being measured rather than relying on one monthly statistic.
As of Aug. 16, FlexMLS showed 132 active and 19 pending Fountain Hills, AZ single-family listings, representing about 3.4 months of supply at the trailing-12-month closing pace.
Professional observation: Murray describes the current market as unpredictable and relatively balanced because inventory and demand both feel restrained.
