City Of Boston Celebrates Groundbreaking On 48 Affordable Homes In Mission Hill
EntSun News/11106540
The Mayor's Office of Housing (MOH) joined DVM Housing Partners, Oxbow Urban, JGE Development, MassHousing, The Trustees of Reservations, local elected officials, and residents today to break ground on Mission Hill Pathway. This mixed-use development will transform long-vacant City-owned land into 48 income-restricted homes for first-time homebuyers, about 30,000 square feet of recreational and urban agriculture space, and commercial space to support local entrepreneurs.
"Mission Hill Pathway takes land that was sitting vacant and turns it into an asset for the entire neighborhood, with 48 new homeowners as well as gardens, open space, and opportunities for small businesses," said Sheila A. Dillon, Chief of Housing. We are grateful to the Mission Hill community and our development and funding partners for helping move this responsive development into construction."
Following a competitive Request for Proposals (RFP) process led by MOH, the City designated ODJ Dev LLC, a joint venture partnership between DVM Housing Partners, Oxbow Urban, and JGE Development, to develop the project. All 48 homes will be income-restricted and available to first-time homebuyers earning between 80% and 100% of Area Median Income (AMI).
"For us, Mission Hill Pathway has always been about creating something that belongs in and contributes to this neighborhood," said Dariela Villón-Maga, Founder and President of DVM Housing Partners. "These homes will allow first-time buyers to build wealth and create greater stability for their families. And with new community gardens, recreational space, and commercial space, we're investing not only in new homes, but in places where neighbors, families, and local businesses can grow and thrive together."
Community Preservation Act funding is supporting both the affordable homeownership and open space components of the development.

"Mission Hill Pathway brings together two central goals of the Community Preservation Act: expanding affordable housing and preserving spaces that strengthen our neighborhoods," said Thadine Brown, Director of the Community Preservation Act Office. "This investment will help Boston residents become homeowners while creating green spaces and gardens that the broader Mission Hill community can enjoy for years to come."
Mission Hill Pathway is made possible in part by funding from the City of Boston's Mayor's Office of Housing, the Community Preservation Fund, GrowBoston, the Massachusetts Executive Office of Housing and Livable Communities, MassHousing, Eastern Bank, Property & Casualty Initiative, The Trustees of Reservations, HousingWorks, and MassSave.
"MassHousing is excited for the future first-time homebuyers who will be able to put down roots in Mission Hill and enjoy all the benefits of owning their own home," said MassHousing CEO Chrystal Kornegay. "To be able to transform a vacant city lot into 48 brand new homes for purchase by moderate-income buyers along with creating open space, urban agriculture, and commercial space for local entrepreneurs, is a tremendous outcome for this property."
Mission Hill Pathway is designed as a model for sustainable development, combining energy-efficient housing with new recreational space and opportunities for urban agriculture. The project will feature an approximately 45,000-square-foot, all-electric, Net Zero Carbon building, with approximately 30,000 square feet of the site dedicated to recreational space and urban agriculture. The new public open space will be owned by the Boston Parks and Recreation Department, with stewardship provided by The Trustees of Reservations. The Trustees will also own and manage the dedicated community garden space, ensuring these neighborhood amenities are maintained for long-term community use. Construction will be led by Dellbrook in partnership with ERise Builders, a minority-owned construction firm.

"Mission Hill Pathway proves that ambitious developments can be realized when talent from all parts of the City comes together," said Kevin Maguire, Founder and CEO of Oxbow Urban. "Mission Hill Pathway is only possible because the Mayor's Office of Housing, GrowBoston, the Boston Parks and Recreation Department, the Trustees, HousingWorks, and the City Planning Department worked hand in hand with ODJ and the residents of Mission Hill to address challenges and find solutions. MassHousing, MOH, Eastern Bank, and the Property and Casualty Initiative then provided the financial support to get us here today."
The development will also include approximately 2,000 square feet of ground-floor commercial space along Terrace Street, planned for sale or lease to local entrepreneurs. The space is intended to support small businesses and expand opportunities for local ownership.
Under Mayor Michelle Wu's leadership, Boston is moving forward with new homes across the city while expanding access to affordable housing and homeownership. Since Mayor Wu took office, nearly 40,000 homes have been completed, entered construction, or advanced into the development pipeline, including almost 9,000 homes for purchase and nearly 12,000 income-restricted homes. More than 16,700 homes are complete, and another 6,000 are under construction, with additional projects in the development pipeline.
Mayor Wu's administration is taking a comprehensive approach to Boston's housing challenges by increasing the supply of affordable homes, expanding opportunities for homeownership, and helping residents remain in their communities. To create more housing, the City is investing in new developments, making publicly owned land available for housing, and converting underused buildings into homes. Programs like Welcome Home Boston are creating new opportunities for residents to become homeowners, build wealth, and put down roots in their neighborhoods. At the same time, the administration is strengthening protections for renters, preventing displacement, and providing resources to help residents maintain and stay in their homes. Together, these efforts reflect Mayor Wu's commitment to building a Boston where residents of all incomes can find an affordable home and have the stability to build a future.
