City of Bloomington Partners with Incremental Development Alliance to Host Small-Scale Development Workshop

~ Bloomington, IN- The City of Bloomington has announced a partnership with the Incremental Development Alliance to bring a Small Scale Development Workshop to the community. The workshop will take place on Friday, June 5 from 8:30 a.m. to 5 p.m. at Bloomington City Hall, Council Chambers located at 401 North Morton Street.
The workshop aims to educate participants on the importance of smaller housing and neighborhood-scale development projects in Bloomington's larger housing system. Topics that will be covered include zoning, design, construction, project costs, site selection, financing, and the steps involved in turning an idea into a reality.
According to Anna Killion-Hanson, the director of Housing and Neighborhood Development for Bloomington, "Bloomington needs more housing choices across our community and meeting that need requires large projects, public investment, policy work, nonprofit partnerships, and smaller projects led by local developers, property owners, and community partners." She believes that small-scale development can help add homes, reuse existing buildings and lots, support local businesses and strengthen neighborhoods over time.

The City is supporting this training in order to ensure that there is a shared understanding of how housing is built in Bloomington. The workshop is open to residents, property owners, local business owners, builders, developers, lenders architects brokers planners neighborhood leaders and civically engaged residents. No previous development experience is required.
Participants can expect to learn about evaluating the feasibility of a small development idea as well as understanding project costs and revenue in relation to housing production. They will also gain insight into how land availability financing zoning design construction timing affect what can be built. Additionally they will learn about how small developers work with various stakeholders such as lenders architects builders brokers planners and local government.
Leading the workshop will be professional small-scale developers Jen Acosta of Acosta Real Estate and Development and Marques King of Fabric[K] Design who are also faculty members of the Incremental Development Alliance. They bring direct experience with small-scale development and will use real project examples, images, and practical explanations to demonstrate how smaller projects work, why they are important, what barriers can prevent them, and how communities can better support them.

Registration is required for the workshop and a limited number of partial and full scholarships are available for Bloomington residents. The event is being hosted in partnership with the Incremental Development Alliance, a national nonprofit dedicated to training and supporting small-scale developers who strengthen neighborhoods through incremental, community-focused projects. With workshops, boot camps, and ongoing support programs across 33 states, IncDev has trained over 10,000 alumni in the principles and practice of small-scale development.
