Chicago: Mayor Brandon Johnson, DPD Commissioner Ciere Boatright and Commonwealth Development Partners Break Ground on 500 N. Michigan Residential Conversion

CHICAGO ~ Chicago's downtown is constantly evolving, and today marks another step in its transformation. Mayor Brandon Johnson, along with Department of Planning and Development (DPD) Commissioner Ciere Boatright and Commonwealth Development Partners, broke ground on the conversion of 500 N. Michigan Ave., a $162 million project that will bring 320 new homes to the heart of the city.

The project, which was approved by the Chicago Plan Commission and City Council in October 2024, will see the rehabilitation and repurposing of the 25-story building. The interior will be transformed from underutilized office space into 320 residential units, including both market-rate and affordable housing options. The lower floors will continue to house retail and commercial spaces, while also providing 68 below-grade parking spaces.

Mayor Johnson expressed his excitement for this project, stating that it showcases how existing buildings can be reimagined to create more housing opportunities. He believes that by converting underutilized office space into homes, including affordable units, they are not only providing new living options but also supporting a vibrant mixed-use district that benefits all members of the community.

DPD Commissioner Boatright echoed this sentiment, highlighting how office-to-residential conversions are driving investment in downtown Chicago and contributing to a healthy mixed-use environment. She sees this project at 500 N. Michigan as a prime example of this trend in action on the iconic Magnificent Mile.

In addition to the residential units, the project will also include a green roof, new outdoor lighting, enhanced landscaping, and upgraded stair access to lower Michigan Avenue. It will also make use of the City's recently updated minimum floor area guidelines, which aim to facilitate office-to-residential conversions in high-density zoning districts.

This development is just one of 26 office-to-residential conversion projects currently underway in downtown Chicago - more than have been completed in the past two decades combined. Together, these projects represent an investment of $1.8 billion and will bring over 4,000 new residential units to the city.

As construction begins on 500 N. Michigan Ave., it is clear that Chicago's downtown is continuing to evolve and adapt to the changing needs of its residents. With projects like this, the city is creating new opportunities for people to live in the heart of downtown while also supporting a thriving mixed-use district.
