Treasure Island STR Condo Market Strengthens in 2026

TREASURE ISLAND, Fla. - EntSun -- What is happening in the Treasure Island, Florida short-term rental condo market in 2026?

New StellarMLS analysis shows improving activity in Treasure Island condos eligible to rent for one month or less.

From January through July 2026, 34 Treasure Island STR condos closed, compared with 28 during the same period in 2025. The median sale price increased to $521,500 from $467,500, while median price per square foot rose to approximately $564 from $540. Median sale-to-list ratio improved to 96.2% from 94.7%, and total closed dollar volume increased to approximately $19.07 million from $15.22 million.

July alone was much smaller: seven closings in July 2026 versus three in July 2025. Because monthly transaction counts are limited, the seven-month comparison provides the more reliable market view.

The current StellarMLS snapshot also showed 40 active Treasure Island STR condo listings and three pending listings, representing roughly 8.2 months of supply at the 2026 year-to-date closing pace. That means buyers have meaningful choice even as sales and pricing have improved.

Tourism is another encouraging part of the picture. Visit St. Pete-Clearwater reported 4.7 million visitors from February through April 2026 and a record $36.159 million in Tourist Development Tax collections for the period. Strong destination demand does not guarantee the performance of an individual rental, but it supports the broader operating environment for Treasure Island vacation rentals.

Condo financing may matter even more in the months ahead. Fannie Mae and Freddie Mac have announced changes to condominium project review and reserve requirements, including stricter reserve standards taking effect in January 2027. Some projects may have fewer conventional financing options if they do not meet applicable requirements.
